This service is great for homeowners that are willing to prepare the home themselves utilizing existing furniture and decor to create a vision that the buyer will aspire to. My job is to provide you with an action plan, knowledge and resources that will bring results.

What to expect:

• In-Home Consultation and a Walkthrough in and around your property to assess each space while making recommendations on how to appeal to targeted buyers

• Staging Action Plan - A comprehensive staging checklist for each room which will allow you to stage the home for the listing day yourself using your furnishings and decor

• Key Action Items focused on high-impact updates to ensure your house is market-ready

• Open House & Showing Checklist, Preferred Vendor List, my curated list of recommended paint colors for selling your home

Feeling overwhelmed with preparing your home to sell? This staging service is all about rolling up our sleeves, following the detailed walkthrough and working together to stage the main areas of the home. You won’t believe the difference a few hours makes just using what you already own!

What to expect:

• Step 1 - We'll start with a walkthrough of your home to assess each space and 'inventory' of all the items . We'll discuss what items to remove or leave before the staging day, how to declutter a space if needed, and what items can be purchased to freshen up the space, and we'll discuss any repairs or updates that will be worth the investment

• Step 2 - Homeowners prepare for the Staging Day following our Home Preparation Guide

• Step 3 - Staging Day - I will return to stage the main living room, kitchen, primary bedroom and main bathroom. If time permits, we will tackle other areas

I LOVE giving spaces a good refresh! Coming in with a different perspective, I'll stage the home for you and will supplement items throughout the home with our light decor (such as wall art, vases, pillows, lamps, etc.) to give your space a fresh look and to create a stand-out property.

$150 up to 2 hours*

$350 up to 4 hours of staging + up to 2 hours of planning, prep and home assessment (6 hours total)*

* Additional consultation and staging time is $70/hour (usually needed for homes that are 3,500+ sq ft)

$350 for up to 4 hours of occupied staging + I'll provide you with a quote for the inventory after our initial consultation. This service requires a $100 deposit prior to the in-home consultation*
